Prerequisite(s): LAW 9338 recommended. This course will prepare students to discharge the review, analysis and drafting responsibilities of a junior transactional associate in a standard commercial lease transaction. Students will gain command of the fundamental operative provisions of a Commercial Lease Agreement and will analyze the most commonly employed provisions from the perspective of both a landlord and a tenant. In addition to demonstrating proficiency with respect to key concepts via periodic worksheets and quizzes, students will apply their knowledge of key concepts via practical application exercises that will require students to draft selected provisions in a Commercial Lease Agreement after evaluating a hypothetical client’s needs and priorities. This course will revisit and then build upon the basic commercial real estate concepts introduced in the Commercial Real Estate Transactions course with an emphasis on drafting and strategic analysis.
